Stonebrook Residents,
The Stonebrook HOA Board is calling a SPECIAL MEETING on Monday, October 18, 2021, at 8pm, at Sunnyside Elementary School: 165 Cobblestone Lane, Idaho Falls, ID 83404. This special meeting will begin the process of modernizing and consolidating our 20+ year old community.
This meeting has been called to address the important issues with our Stonebrook Protective Covenants. Since 2019, the Stonebrook Board has been working to collect feedback and input from Stonebrook Homeowners on how best to address outdated items and compile the
16 separate divisions into one continuous Stonebrook Community. On October 13, 2020,
The Stonebrook Board Representatives and Property Manager held a meeting with Peter Christofferson of Holden Kidwell Hahn & Crapo Law Offices to continue forward with modernizing the original Stonebrook Home Owners Association Covenants, Conditions, & Restrictions. Please visit the website www.stonebrookhomeowners.org/ccrs and take time to review the proposed 2020 modernized Covenants, Conditions, and Restrictions for Stonebrook Homeowners Association side by side with our original covenants created on April 28, 1986.
It is time to modernize and consolidate to best protect our subdivision. Some believe our current covenants leave the Home Owners Association and residents open to liability on the whole of our neighborhood. We need participation from a large majority of residents to address this issue. Every homeowner should take an interest to understand and vote on the upcoming changes. We hope you will attend the meeting and cast your vote.

Stonebrook Homeowners Association 16 DIVISIONS Protective Covenants
The covenants running with the land can be changed at two different times, with different rules as to each. First, the covenants can be AMENDED which can happen at ANY time, no matter what. That requires a 75% vote to accomplish. Second, the covenants can be MODIFIED. The covenants were set up to last 20 years and then to automatically renew for 10 years at a time after that UNLESS a document signed by a MAJORITY (50%) of the current homeowners in the division is recorded with Bonneville County prior to the renewal date (the twentieth, thirtieth, fortieth anniversary, etc. of the date the covenants were first recorded).

STONEBROOK HOA MAILBOXES AND TREES MAP
The Stonebrook HOA mailboxes are in need of replacement.
At the meeting on Monday, October 18, 2021 we will be requesting feedback on our final mailbox replacement plan. We have photographed all mailboxes, met with the Post Master, interviewed many homeowners and have finalized our plan to move forward with replacing the mailboxes, some of which are over 35+ years old! Come and see!
